How We Built This Prefab Rancher Modular Home in Parkesburg, PA

At Riverview Construction, we complete the entire installation process for each modular home. This specific modular home in Parkesburg, PA was no different. Our team of experts started with lot preparation, moved to foundation installation, then installed utilities such as water, sewer, and electrical lines. After that, we delivered the home module and set it in its designated location. Once the roof was installed, our team jumped into creating a beautiful, seamless interior for this family. Let’s break down each step of this project!

1. Lot Preparation

We prepared the lot by removing all debris, including large rocks, roots, bushes, trees, and more. Since we brought in large machinery, such as cranes, we had to ensure that enough trees were cleared to access the property where the modular home would be permanently placed. The ground was graded so that the foundation could be built to code and our machinery would have a stable place to rest.

2. Foundation Installation

Next, we installed a sturdy foundation for this home to rest on. Stone and steel were used to build this foundation, ensuring it will stand through time. First, we poured footings to distribute the weight of the home evenly across the ground and prevent settling. The foundation was also built with proper ventilation and access points for utilities beneath the home. We kept utilities in mind while completing this foundation to maximize efficiency. At this point, the foundation is completed and ready to support the new home.

3. Utility Installation

Utility installation is the next crucial step in the process. We installed a water meter and connected the pipes from the main water lines to the modular home. We addressed the issue of waste by installing a septic tank underground and tying it into the pipes from the home. Power was secured by running lines from the power grid to the home’s meter box. In a similar fashion, we installed a gas meter and ran lines from the street to the home. Excellence was a priority in every step, and code regulations were strictly enforced.

4. Delivery of Home Modules

Now that the preparation on site has been completed, the home modules can begin the process of turning the pieces into a new home for this family. Truck after truck, the pieces of this home arrive with the cranes needed to lift them into the air and gently rest them on their new foundation.

5. Setting the Home Modules

If you are a fan of the wonders of man-made machinery, this will be your favorite part of the process. The 7 to 8-ton modular home pieces are lifted into the air with cranes and slowly and carefully lowered in place. Piece after piece, a new home is erected before your eyes.

6. Roof Installation

We installled an airtight roof on this home to protect the investments inside. Gaps and cracks in a roof can be extremely detrimental to the health of a home. Leaky roofs cause rot over time and can create many more long-term problems. Since the roof comes in pieces, we are intentional about making sure that it is one unit by the time we leave the jobsite.

7. Finishing Touches
