How We Built This Ranch Modular Home in Lebanon, PA

At Riverview Construction, we complete the entire installation process for each modular home. This specific modular home in Cornwall, Lebanon, PA was no different. Our team of experts started with lot preparation, moved to foundation installation, then installed utilities such as water, sewer, and electrical lines. After that, we delivered the home module and set it in its designated location. Once the roof was installed, our team jumped into creating a beautiful, seamless interior for this family. 1. Lot Preparation

We prepared the lot by removing all debris, including large rocks, roots, bushes, trees, and more. Since we bring large machinery such as cranes, we had to ensure that enough trees were cleared in order to access the property where the modular home would be placed permanently. This home was placed on a steeper gradient, resulting in more excavation, filling the land where needed, and flattening the surface where the foundation would be installed.

2. Foundation Installation

Next, we installed this concrete block foundation to support the modular home. First, we poured footings to distribute the weight of the home evenly across the ground and prevent settling. Steel reinforcing was embedded within the blocks to carry the weight of the modular home. We included ventilation openings to allow moisture control beneath the home. The foundation was also built with proper ventilation and access points for utilities beneath the home. Lastly, we ensured that access points were incorporated for utility lines. We leveled the top of the foundation precisely to set the modular sections seamlessly.

3. Utility Installation

We installed these utilities like water sewer electric etc… We installed utilities such as water, sewer, and electricity. For water, we ensured that a water meter was installed, and pipes were connected from the main water lines to the modular home. We successfully installed a septic system, burying a septic tank underground and connecting pipes from the home to the tank to take care of waste. To install electricity effectively, we connected to the local power grid, running utility lines to the home’s meter box, and then added electric wiring through the entire modular home. We installed an essential gas supply by installing a meter and running a safe gas line from the street to the modular home. We ensured that each of these processes was done according to building codes and regulations to ensure the whole process was completed with excellence and safety.

4. Delivery of Home Modules

Before you despair, we have to set something straight: while the pieces of this modular home were on wheels, the wheels will disappear once the house is set on its proper, permanent foundation. This is no mobile home. We have created a modular home permanently fixed on this solid foundation, creating a safe place to call home.

5. Setting the Home Modules

All of the pieces of the modular home are bolted together seamlessly and securely, creating the finished home. Even though this is a modular home created in sections, it all comes together to form one perfect home. No one could expect from looking at this home (or stepping inside the finished product) that it arrived on the property in several pieces!

6. Roof Installation

Once the home modules were installed into one seamless building, we finished off installing the roof, creating permanent protection for the future of this building. We ensured the roof had perfect seam connections between all of the sections of the modular home so that the roof is waterproof. As with all aspects of our building, we ensured that it was built according to local building code.

7. Finishing Touches

And now we have entered the home stretch! Our team ironed out all of the interior finishes, making sure that this family would enjoy a seamless move into their finalized modular home. From adding trim to finalizing customizations, everything was ready for the big move!

8. The Home Is Ready!
