At Riverview Construction, we complete the entire installation process for each modular home. This specific modular home in Malvern, PA was no different. Our team of experts started with lot preparation, moved to foundation installation, then installed utilities such as water, sewer, and electrical lines. After that, we delivered the home module and set it in its designated location. Once the roof was installed, our team jumped into creating a beautiful, seamless interior for this family. Let’s break down each step of this project!
The first step of completing any modular home build is preparing the land it will be built on. Since we bring large machinery such as cranes, we had to ensure that enough trees were cleared in order to access the property where the modular home would be placed permanently. Before any modular pieces of the home arrived on site the land had to be properly graded.
Next, we installed this concrete block foundation to support the modular home. This involves pouring footings, steel reinforcement, and more. We included ventilation openings to allow moisture control beneath the home. The foundation was also built with proper ventilation and access points for utilities beneath the home. Lastly, we ensured that access points were incorporated for utility lines. We leveled the top of the foundation precisely to set the modular sections seamlessly.
We installed utilities such as water, sewer, and electricity. For water, we ensured that a water meter was installed, and pipes were connected from the main water lines to the modular home. We successfully installed a septic system, burying a septic tank underground and connecting pipes from the home to the tank to take care of waste. To install electricity effectively, we connected to the local power grid, running utility lines to the home’s meter box, and then added electric wiring through the entire modular home. We installed an essential gas supply by installing a meter and running a safe gas line from the street to the modular home. Each of these processes was done according to building codes and regulations to ensure the whole process was completed with excellence and safety.
The large pieces of the modular home are trucked in on wheels so they can be set on the foundation with a crane. Each piece comes in on an oversized load truck which we strategically plan to get delivered to your location.
One of the most exciting parts of building a modular home is seeing the pieces arrive on the land. Piece by piece the new home is lifted off of the oversized load truck and placed on the foundation. It is then securely fastened in place so the next piece can be brought in and secured. This beautiful two story home was built and delivered in approximately 6 parts with beautiful floors, appliances, windows and more. Even though this is a modular home created in sections, it all comes together to form one perfect home. No one could expect from looking at this home (or stepping inside the finished product) that it arrived on the property in several pieces!
Once the home modules were installed into one seamless building, we finished off installing the roof, creating permanent protection for the future of this building. The roof of a home is just as important as the foundation. As with all aspects of our building, we ensured that it was built according to local building code. We take time and care when installing the roof of the home so that it will last the test of time.
The finishing touches of a home are very exciting. This is where we add the final coat of paint to the entire project, metaphorically and literally. From adding trim to finalizing customizations, everything was ready for the big move!
